It’s back in July 2018 that the property manager of the building for de la Commune (Phase 3) got in touch with Murbly to set up a charging strategy for the installation of EV chargers at the condo complex. Because of changes in the Board of Directors and a change in managers, the project could not officially start until June of 2019.

Fully aware of the technical challenge from the multi-storey parking garage, the  Board President wanted to make sure a charging strategy would be set up that suited their needs.

At the end of this process 5 Tesla Wall Connectors and 5 FLO G5s were installed.

Charging Solution

The electrical room, with the electricity meters for the 71 units, is located on the first floor of the parking lot. Because of this easy access the Level 2 chargers will be powered by electric vehicle energy management systems (EVEMS) as the chosen charging solution.

Installation Approach

Taking into consideration the configuration of the parking garages and wanting to avoid any complications due to the piercing, the board of directors opted for the Partial Global Approach.

An electrical contractor was hired as a consultant in July to develop a plan for the layout of the necessary elements for the EV chargers installation.

Set Up

The complexity of installing EV chargers in this building was not only due to the three floors, but also to the configuration of this parking garage. Each floor is divided in two sections, either by the electrical room of the interior ramp for the cars. From the electrical room, it was then necessary to go to six places.

In order to find a way to make sure that every parking space could have access to an EV charger installation in the future, the consultant recommended to :

1) Make piercings of a certain diameter in strategic spots,

2) Install several pull boxes and

3) Install Cantrust Systems.

With these components in place, it would ensure that any further installation would not damage the building’s structure and would be done in uniformity.

Installation

Satisfied with the electrical contractor in his duty as a consultant, the board’s president commissioned him to carry out the EV chargers installation work.

The President also took the opportunity to organize an installation group, in which eight tenants took part. Ten EV chargers that were installed because owners with two parking spaces wanted one charger for each. All the work was completed in December.

Moving forward, owners wishing to add Level 2 charging infrastructure can follow the details in the charging policy established by their complex.
