After surveying tenants during summertime of 2018, the board realized that the demand for EV charging installations would be tremendous over the next few years.
The board reached out to Murbly and learned how to prepare their building, according to tenant needs. whole avoiding difficulties related to “one-at-a-time” installations.
Charging Solution
The electrical room is close to the 23 interior parking spaces as well as the three exterior parking spaces leading to the Electric Vehicle Energy Management System (EVEMS) settled on as the power source. The individuality aspect of this method was particularly important for the board as it allows automatic electricity billing without any further involvement on their part.
Installation Approach
To make sure there wouldn’t be a hodgepodge of wiring in the parking garage, the board opted for a Partial Global Approach, at minimum for the wiring needed for each parking space. A consultant was hired to plan the installation strategy.
Set Up
The strategy offered two choices:
Option 1 (EV-Ready)
- Installation of an EVEMS preparation box (exact model suggested was the DCC-9-BOX)
- Installation of the piping and wiring
- Installation of a 240V box
- Requires electrical component addition at time of charger installation
Option 2 (Full Installation)
- Installation of an EVEMS (exact model suggested was a DCC-9)
- Installation of the piping and cabling
- Installation of an EV charger
With this strategy in hand, the members of the board went to meet each tenant individually to present and explain the options. A task that paid off as the results of the vote in October showed that 97% of the tenants holding 97% of the shares of the board were in favour of the project. With this double majority win, the plan moved forward.
Installation
Of the 23 condos and tenants in the complex, only one had an EV ; therefore, 22 chose Option 1. The EV owner chose Option 2. The tenants who selected the DCC-9-BOX can have the internal components, as well as as their charger, installed when needed for an EV. This project structure allowed for an EV-ready building, while still remaining budget conscious. The project was completed in December 2018.
